It is a type of boundary survey that is done to ensure you clearly understand the property improvements and easements. People mainly do it before they plan to buy a property or invest in one.

ALTA surveys are done primarily for commercial real estate people because they mostly require detailed information about the land they will invest in. Specific standards created by the American Land Title Association need to be followed to get a successful result. Several reasons include securing title insurance and getting proper design documents for engineering purposes. The cost of the survey also depends on several different factors.

Standards

The ALTA survey is always done by an experienced surveyor, with an owner commissioning the study. There are some common differences between the ALTA survey and all other kinds of a survey done by professionals. The ALTA survey has to follow specific standards that are made by the American Land Title Associate and National Property of Professional Survey, and those standards are commonly known as the Minimum Detail Standard Requirements. Some of those standard requirements are discussed below:

  • Certain new modifications are done to the requirements, one of which is to address all special features on the land.

  • The survey has to add all the features to the map.

  • They are required to provide evidence for all the utilities and easements. If they cannot give the source of the marketing, then they have to state that the reference is unknown.

  • The new requirements include rules that the surveyor can omit any details irrelevant to the survey. From the title perspective, it does not matter if the elements affect the land.

  • The surveyor must tell the title insurer if all easements are not recorded. They also have to provide all evidence on the map.

Features That Need to be Included

Certain things need to be recorded in an ALTA survey. Some of those feature requirements are:

  • The map has to show all the boundaries which any natural features might hide

  • All water features

  • If there are other structures on that site

  • All utility lines and points of connection

  • Encroachments

  • All recorded and unrecorded easements

The owner can include other optional items, which must be put in Table A. certain items can be retained by the lender.

Revisions of the Survey

Specific revisions to the survey need to be followed to ensure clarity between clients and engineers. There are many renumbering done to optional items. This creates confusion among clients as they think they are ordering one thing, but the engineers might think they are demanding something else.
